Works within the Landlords Retail Delivery Department on all construction activities and provides specific Architectural input relating to the Tenant Coordination function specific to Food & Beverage units (F&B), so as to ensure that the design and construction guidelines set forth are adhered to. The TC must ensure that all units under their responsibility are fully operational by the established opening date. This position is also responsible for all Tenant related MEP issues and acts as the MEP specialist on behalf of the Retail Delivery Department.
KEY RESPONSIBILITIES/ TASKS
INTERNAL
1. Retail Delivery Manager, Senior Tenant Coordinator, Tenant Coordinators
• Participate in meetings to discuss issues and status.
• Review and determine daily priorities
• Seek authorization when required
• Seek performance feedback
• Escalate issues through chain of command
• Establish priorities
• Track activities to ensure tenancy is handed over to lessee by deadline.
• Prepares and completes the Tenant connection Manual to Landlords services.
• Manage the provision and installation of Temp power to those units which have this requirement.
• References LOD’s to ensure all MEP connections are pertaining to the correct units.
2. Leasing Executive
• Seek and provide information.
• Seek clarification regarding agreed terms and conditions with Tenant.
• Define scope of works in preparation of tenancy.
3. Retail Design Manager
• Report status in Retail Design and Delivery meetings on each asset.
4. Tenant Coordinators
• Track activities to ensure tenancy is handed over to lessee by deadline.
• Detail Landlord and Tenant requirements and lease terms and conditions.
5. Lease Plan Designer/s (LOD)
• Coordinate and obtain final lease plan for Retail Design and Delivery.
EXTERNAL
1. Tenants
• Confirm lease terms and conditions.
• Discuss Tenants issues.
• Handover tenancy to Tenant/s and or TAR.
• Assist billing tenants for TVR works/late penalties.
2. Contractor’s MEP Team
• Liaise with the contractors MEP team to ensure compliance regarding MEP installation to all units.
• Project manages works with contractors for tenancies.
• Manage Health & Safety.
• Collect certificates for trade.
