Description
- Identify long term growth/ asset value enhancement opportunities and provide inputs to the 5-year growth strategy
- Provide inputs to Development Management on identified opportunities
- Deliver insights through market intelligence
- Review projects briefs and Business Plans
- Pressure test key assumptions and recommend potential adjustments
- Recommend portfolio strategy in partnership with Development Management
- Liaise with Development Management during the pre-delivery phase, review and approve adjustments in case of major deviations
- Maximize investment performance of existing real estate assets (own assets and third party managed assets)
- Lead the development of asset strategies and action plan to enhance asset value and ROI on existing investment properties: market analysis, project positioning within market, benchmarking; review and challenging of financial and operational targets, management of routine operations conducted by affiliated or third-party property manager
- Lead negotiations with external parties / subsidiaries (brokers, financial institutions, facilities management) and ensure compliance with all relevant regulations, standards and processes
- Design and implement cross-segment initiatives
- Recommend overall managed assets portfolio strategy
- Decide on launching feasibility study on and recommend asset disposal/ acquisition /restructuring opportunities through developing rigorous business cases
- Consolidate and monitor the return of the portfolio (vs. previous years, vs. market benchmarks, across assets, etc.)
- Optimizes portfolio risks, segment and recommend mitigation plans
- Recommend cross-functions SLAs, ensure compliance of the function with SLAs
- Provide strong input to Development Management on asset transfer timing, terms and conditions
Profile
The successful candidate must hold a university degree with a minimum of 10 years of Asset Management experience.
