Job Purpose

Execute property sales/rentals to achieve monthly sales/rentals targets while ensuring high quality customer service. Identify opportunities for growing sales/rentals volume, market shares, and profitability to grow future business.

Responsibilities

. Work hard towards consistently achieving and exceeding sales target to ensure accomplishment of the overall company’s target

. Identify business opportunities and pinpoint problem areas to further increase sales volume

. Conduct the sale from start to finish

. Focus on both sales and rentals

. Lead all aspects pertaining to land, residential, and commercial property sales

. Produce innovative ideas to generate sales

. Generate listings of properties for sale/rent to advertise; gather all necessary information about their locations, descriptions, available financing options, etc…

. Visit and inspect all the properties for sale/rent; ensure they are photographed and posted on the company’s website

. Maintain regular contact with developers, investors, and owners to find new opportunities and assess existing ones

. Obtain agreements from property owners to place properties for sale/rent within the company listings

. Appraise property values, assessing income potential when relevant

. Have knowledge of market prices and competitors’ offers

. Prepare action plans and schedules to identify specific targets and project the number of contacts to be made

. Generate leads independently

. Actively prospect and acquire new customers

. Establish and maintain strong business relationships with potential customers and investors

. Liaise with potential clients to determine what kind of properties they are seeking

. Present and sell properties to potential clients

. Develop networks to whom clients may be referred

. Attend to clients’ inquiries regarding construction work, financing, maintenance, appraisals, and others via calls, emails, meetings…

. Develop and increase business by following up on potential clients with face to face presentations and meetings while providing them with the highest customer service

. Attend property viewings with prospective clients showing them around the property in which they are interested

. Act as an intermediary in negotiations between buyers and sellers over property prices and settlement details, and during the closing of sales

. Maintain and regularly update potentials/clients database

. Prepare and submit a variety of status reports, activities, closings, follow up, and adherence to goals for corporate sales review and revenue update

. Handle and advise on all necessary paperwork and legal transactions that need to be facilitated to insure timely delivery and proper sales closing

. Handle all negotiations, coordinate space planning, and document review with the attorneys and notaries public to ensure a quick and hassle free sales closing

. Monitor the fulfillment of purchase contract terms to facilitate a rapid and successful sale program

. Arrange for financing of property purchases

. Secure the closing deal

. Achieve payment collection target

. Maintain good after-sales service with the clients for future reference

. Maintain knowledge of real estate laws, local economies, types of available mortgages, financing operations, government programs and others

. Maintain awareness of current governmental tax regulations, local zoning, building laws, and growth possibilities in the area where the property is located

. Understand the property market and trends affecting property values - Supply vs. Demand

. Assist in the development and implementation of marketing plans as needed

. Conduct market research

. Attend property-related events such as exhibitions, property launches, presentations, seminars
