Job Role

Provide property owners with the best possible property management, property maintenance, and rental service. Maintain the property in peak condition and deal with all contractual and regulatory issues; manage condominiums in coordination with the president of the co-owners buildings, and manage rented properties as the representative of property owners.

The ideal candidate must possess significant experience in the Real Estate local market with prior proven track record of Property Management and Financial Analysis within his/her area of expertise.



Responsibilities

. Generate properties for Management

. Maintain all aspects of the daily Property Management Operations including but not limited to management services, legal and administrative services, and accounting services

. Ensure the smooth functioning of the buildings’ daily matters

. Develop and manage programs to meet maintenance and repair strategies and minor renovations

. Handle and ensure timely completion of requests made by co-owners/tenants for repairs

. Keep all the amenities and utilities in good working order, such as lifts, electric generators, boilers, water wells, water pumps, etc...

. Assist in negotiating and monitoring all service agreements, vendor bids, and controlling expenses

. Assure all co-owners/tenants information and communications are properly documented on Management Systems

. Issue and distribute notices of general assembly meetings to all the owners, and record meeting minutes

. Obtain all the necessary insurance certificates for the building

. Collect service charges from the co-owners

. Issue warnings for service charge arrears to the concerned owners, and subsequently start legal proceedings to collect these charges

. Prepare a budget forecast for the coming years

. Provide accurate, timely, and comprehensive financial and operational reports

. Issue service charge demands and quarterly statement of accounts to each owner

. Issue an annual statement of account for the building expenses

. Maintain property management services for rented apartments or whole rented buildings

. Maintain knowledge of all latest Rent laws

. Declare rental income and payment of taxes on behalf of the landlord

. Collect rental incomes

. Review rent rolls and delinquency reports, track rent collections and arrears, and submit ledgers to attorneys for non-payment; holdover cases

. Register the tenancy contracts at the municipality

. Obtain the best possible price for the client, in order to achieve capital gain/profit
