1. Design Management
1. Do or cause to have done the development of a comprehensive CONCEPT design and/or Master Plan for a large project and/or projects
2. Do or cause to have done the Schematic design for all phases of the project, including, Civil, Structural, Architectural, ID, MEP, ELV, Landscape, signage, etc.
3. Do or cause to have done the Detail Design for all phases of the project, including, Civil, Structural, Architectural, ID, MEP, ELV, Landscape, signage, etc.
2. Construction Management
1. Do or cause to have written the projects program (schedule) consistent with contracted constraints and team management.
2. Do or cause to have done the Resource Loading of the plan or plans and publish summations of all requirements.
3. Strategize major project activities utilizing experience, consultant coordination and technology.
4. Establish and maintain a effective logistics plan and process for all phases of the project and/or projects consistent with municipality and/or all stakeholders requirements.
3. Project Engineering
1. Ensure the correct contracted party develops via all contract documents a comprehensive Contract Items List (material List) for a large project or multiple projects.
2. Via the Contract Items List determine what materials will be owner issued, provisional sum, nominated contractor, etc... for a large project or multiple projects.
3. Via the project program and list of project packages establish the Project Procurement Schedule for a large project or multiple projects.
4. Execute and/or supervise the assembly of all project packages including general and special conditions into the Technical Package required for tendering for a large project or multiple projects .
4. Cost Control
1. Establish and have approved the complete project budget for a large project or multiple projects.
2. Establish and maintain line item costs for all associated direct, indirect and earning related items for a large project or multiple projects.
3. Establish and maintain the cost allocation schedule over the entire contract period with periodic reporting on the overall budget status for a large project or multiple projects.
4. Determine procurement targets in relation to cost and schedule for a large project or multiple projects.
5. Purchasing
1. Execute or cause to be completed the assembly of the technical packages for subcontract packages identified in the Procurement Schedule for a large project or multiple projects
2. Write the project Special Conditions for inclusion in all subcontracts for a large project or multiple projects
3. Ensure all subcontracts carry full risk for all associated TSC project for a large project or multiple projects
